We used to camp and 4wd around there a lot back in the day. The pub was being rebuilt the last time I was there (maybe 15yrs ago). The land all around the pub was free camping too. Not sure if it still is but the area gets a lot of 4wd and trail bike traffic, and hunters too.
What a lovely pub! It'd seem a crying shame to have someone buy the whole town and then never have it full again. No doubt some rich bored folk will buy it and turn it into an Air b&b community hub *eyeroll*

I know of lots of farms that have registered plots or farm portions. Having numerous farm portions makes it easy for subdivision and sell off individual portions. They are not subject to town rates and taxes.
About 50 cars parked there camping/swimming on the google maps sat view. Not very low key lol.
There are xamp grounds in the vicinity, it is private ground.
I think the point is that for a 'prepper property' when SHTF, there are way to many people that will likely flock to the area thinking it a good spot to "bug out". There is ample forest and fresh water as well as fishing and hunting opportunities nearby and it is easily accessible from the south via sealed roads. Most that go their have 4wd's or trail bikes so even if the sealed road was impassable they would still be able to get there via the 4wd tracks. It is also accessible from other directions although they are longer and somewhat slower going.
If I had the money I'd buy it for sure. I love the area and would love to own such a great looking pub. But I don't see it as a 'prepper property'. I would encourage campers to frequent the pub. But if you don't want campers there you'd need to fence it off which would likely require ongoing maintenance when certain types of campers remove fencing to get to where they want to camp.

Get your bug out location, get it organized with power, comms, food an so on and then invite family and close friends to join you. Already there are 9 of us here, all family, with several more coming soon.
Taken the plunge with a couple of lithium battery paks, 24 volts, 400 amp hours. Installing 3.6 kw solar to go with one pack, the other pak is to change out a set of lead acid battery's that we bought 2nd hand and haven't lived up to expectations.
Interestingly, the new solar panels have a 40 year warranty and are made by Hyundai in Japan. 400 watts each, 9 of them.

Gov will initially have soup kitchens till it all falls apart. Most people will not last more than month whiteout their daily medications. Only perppers have the 'romantic' idea of bugging out to remote location and living in isolation.

Bear in mind that Walhalla and Cooper's Creek are less than 2hrs from Melbourne and even closer for the numerous large regional towns to the south. Moe is the closest which is only 30mins away. That makes it great for a business opportunity as thousands flock there over spring/summer and many stay for weeks on end. But for prepping purposes those same people have and are willing to live/camp remotely without access to services so will be able to survive for quite some time. And once they are there it doesn't really matter what their survival skills/supplies are. They will look to fulfil any shortages from the local area.

Purchase the entire town and shut down the pub and campers. It is sold and peddled by the real estate agents as a going business to get best price. ie one can borrow against the property as a business with an income model even if one does not have the cash or able to loan the full amount..

Yes, the governments always tell citizens don't panic everything is under control - never let people know what is actually happening so they don't have to deal with the riots etc.... Buy the time joe citizen wants to leave he will have no resources and no fuel. Why go to the bush when there is no fuel to return etc..
I pulled up the cadastre layer on LASSI - the camp site is not part of the property. This is 11 acres with a pub and a small house next to a public camp grounds.
For those fully into TEOTWAWKI scenarios (which I am not) then its downstream from a large earth and rockfill dam built in the 70's and 80's. I am sure someone's imagination is active enough to picture themselves surfing all the way down to Sale...
