Hi all, i’ve been looking at off grid homestead style locations for a while now, preferably just to own something and if SHTF well you have somewhere to go obviously. As you all know.. The problem I see is the drought, obviously i don’t want to buy anything where nothing grows, and there’s no water and i’ll die of dehydration. So that rules out a lot of stuff west of Sydney.
I want to spend around 150k total, over a bit of time obviously, around 60k on land preferably and the rest building a simple small off grid house. I am a tradie with 2 trades so i can do a lot of the work myself. My only problem is choosing a good location where i will be actually able to grow vegetables and other things.
I’m not looking for heaps of land, 2-5 acres i would be happy with, but the more the better Curious as to what you guys think regarding location, as obviously i’ll have to work on it on weekends so it can’t really be 9hrs away from syd.

For $60k I doubt you will get a block near the coast, or with good water, or with a building entitlement.
I paid $185k for 3 acres on the far south coast 2 years ago. Similar blocks in that area are going for $350k now.

Did you ever find some areas that meet these requirements? How are you going in your search?

For $60k anything other than a block of semi-arid land may be unrealistic. Best bet may be a remote rural block in the hills that was subdivided long ago and well out of town. Bushfires would be a big risk though. SHTF = no firefighters. You may have to put that whole $150 into the land and continue saving for the dwelling.
