For what it's worth, we already bought our house, years ago. We bought where we could afford, so it's 100km away from the suburbs and my other half has a two hour commute each way for work. The industry we're in, there isn't much work outside big cities. (we're re-skilling at the moment anyway).
It concerns me that in my parents' day, a house was 5 years' wages at the average wage.
Fifteen years ago, the average house was 10 years of the average wage.
And now, it's well above 15 years wages in the cities (and the rural areas are getting there). You CAN still find affordable housing out in the boonies, but even out here the prices are going up because of people priced out of the city.
As long as our FIRB continues completely failing to prosecute any cases of foreign investment, the same investors and overseas buyers will continue to absorb all the housing stock, raising the entry point further and further. It's NOT just in the US.
I don't see this being resolved any time soon. There'll be some kids who inherit property from their parents and create family dynasties, but those who don't work in high-wage industries (investment jobs) and didn't inherit property, are going to be watching the bottom rung of the property ladder rise higher and higher out of reach.

I am considering Tasmania for retirement.... prices still subdued, Foreign investment is a big issue in Canada and Australia. I work away during by the week and comute on weekends, that is 3,5h each way, and it annoys the hellout of me. house prices have huge impact on quality of life, The average Australian drives 45min to work.

I told my family this was coming years ago! Luckily they listened for the most part! My three kids stand to share in the inheritance of no less than five properties in the short to medium term from two generations of forebears. The future is dynastic landowners or landless peasants and it's well underway (providing the whole Ponzi Scheme stays afloat)!

I forsee Western militaries/politicians begging Russia to join "their" side at some point if combat really takes off.

This is why we back our savings with metals, because you certainly can't eat gold and silver but if you have it to sell, there's always a buyer. As the market has spiked, spot price has gone down and I'm not even close to mad about it. We've bought more in the last 12 months than we have in the last five years because it feels like a crash is so close we can almost smell it. All of the metals bulls have been frothing about it, but for the last 6 months or so the really big names have been sending our alarm signals. Michael Burry is the first one I can think of. Warren Buffett is another. I recommend to everyone that I talk to that if they have money in the stock market that they would notice if it were suddenly gone, now's probably the time to pull it out and crystalise their gains. A few have rolled their eyes and asked why they would want to take their money out when they're making so much. A few have started to seriously consider doing exactly that.

If you were Vlad; in charge of a country with small population and vast wealth of natural resources ... how would you feel about having the worlds biggest army and most resource hungry & populous nation, with a clearly expansionist agenda, ... sharing a 4209km land border? Would you help them become even more powerful? Or choose to watch your two biggest rivals grind each other down while profiting from increased sales??? This is why Russia and China will never be allies.

Not sure how to fully digest this thought at the moment... Well, look at history: When it came to ending the Nazi empire ... Russia/Soviet Union did 80% of the work and 95% of the combat. Germany was defeated in the East, not by the west. The notion of D-Day and subsequent allied operations being pivotal in defeating Germany is a western myth. D-day was only important in the sense it saved the entirety of western Europe from coming under Soviet control. And the western allies benefited greatly from the Soviets launching Bagration on June 22nd and shredding the entirety of Army group centre in the East. The Russians advanced hundreds of kilometers in days while the d-day forces moved only a couple of dozen. Without Russian involvement in ww2 the Germans could have focused much more their effort/resources on air defence and may have crippled the US/RAF strategic bombing, maintained and enhanced their manufacturing and they would have maintained control over Europe until August/september 1945 when the US began to deploy nuclear weapons. If Jinp-Ping ever goes "Full Retard" on military adventures the west will be seeking Russian help. Or at least ... begging/praying they don't support China in any way.

The Americans don't even have the nuts to act offensively as they watched dozens of Iranian ballistic missiles being fuelled up to pound a US airbase inside Iraq. Instead they mostly ran and hid in the desert, leaving hundreds of personnel behind to suffer lifelong injuries. Trump didn't act to prevent the attack, and didn't act to avenge it. The modern US presidents are pussies. Vlad would bend them over and make them his biatch.
